SPC was established as a specialist firm — not a generalist real estate house. The founding thesis is straightforward: Saudi Arabia's institutional property owners deserve an operator built around audit, compliance, and reporting from day one.
Today we operate across Riyadh, Jeddah, and the Eastern Province — managing commercial real estate, gated communities, and mixed-use assets for banks, capital markets firms, sovereign-linked developers, and family offices. Annual external audit. Quarterly internal review of operating procedures. Owner audit rights documented in every service agreement — including the right to inspect records on 5 business days' notice.
Board reporting
Monthly per-property pack: P&L, occupancy, lease pipeline, OPEX variance, compliance status. Quarterly executive summary suitable for owner board distribution.
A documented response for every category of risk
Tenant default
Early-warning monitoring on collections. Pre-litigation negotiation. Where required, a legal-track eviction process documented to the standard expected by Saudi courts and the Ejar platform.
Dispute resolution
Tiered escalation: site-level resolution, owner-side review, then formal arbitration through approved channels. We document every step so the file is defensible if it goes external.
Market downturn
Quarterly stress test of every portfolio: occupancy sensitivity, market-rent benchmarking, OPEX flexibility. Owners receive a downside scenario and a recommended response.
Regulatory change
We track ZATCA, Ejar, MoC, and PDPL updates as part of our operating function — not as a project. New requirements are reflected in our procedures within 30 days of publication.
Owner data is treated as institutional data
PDPL is the floor, not the ceiling. We apply control practices appropriate to the asset values and tenant volumes we operate.
Data residency
Owner and tenant data is hosted and processed within Saudi Arabia, in line with PDPL.
Access controls
Access to owner data is role-based, logged, and reviewed regularly.
Information security program
A documented security program governs how data is protected, with incident response procedures in place.
